AGREEING TO TERMS AND CONDITIONS – By confirming a booking and paying a deposit/booking fee, you are agreeing to our Terms and Condition and you authorise us to charge your credit card for any additional charges or damage caused. This includes smoking inside the cabins, extra guests, theft, damage, early and or late departure, excessive cleaning, etc. Please be sure to read the Terms and Conditions as additional fees may apply. If you booked via a third party (ie an accommodation website or travel agent etc) you may be bound by different terms and conditions (and rates) which are outlined by the third party.
IDENTIFICATION - All guests are required to provide a Government-issued photo identification (ie. Driver licence, passport or proof of age card)
ADULTS ONLY - Children/infants not catered for. Buln Buln Cabins & Barn is Adults-only accommodation.
LINENS – We provide all bedding, sheets and towels, bath mats, hand towels, face washers and tea towels.
LONG WEEKENDS AND HIGH SEASON – Three and four night minimums apply to long weekends (Australia Day, Labour Day, Easter, Anzac Day, Queens Birthday, Grand Final and Melbourne Cup) and from mid-December to mid-January (High Season).
PAYMENT POLICY – Full amount payable upon booking. Note: For 3 or more nights; full amount payable upon booking, unless booker requests a 2-part payment (ie. 50% deposit upon booking and balance to be paid 2 weeks prior to arrival date). Payment can be made by Visa, Master Card or direct deposit.
NO ONE NIGHT BOOKINGS – Single night bookings not feasible (sorry). Two night minimum applies.
BOND – Cedar Cabin bookings of 1 to 4 guests require a $150 bond. Barn booking of 1 or 2 guests require a $300 bond.
Bond payments are required no later than 48 hours before arrival. Failure or refusal to pay the bond will result in cancellation of your booking, without refund.
Bond can be paid via direct deposit or credit card. The bond is returned after your stay if the accommodation is left in a similar state to the condition upon arrival, with no damages or breakages and only reasonable cleaning required. (Note: Credit card refunds can take up to 10 business days to appear in your account.)
CANCELLATIONS - Cancellations more than 30 days prior to your arrival date means 25% of your total booking fee is retained
Cancellations 14 days to 30 days prior to your arrival date means 50% of your total booking fee is retained
Cancellations with less than 14 days prior to your arrival date means 100% of your total booking fee is retained
No show means 100% of your total booking fee is retained
Please note this (above) cancellation policy is only for bookings made directly with Buln Buln Cabins. If you booked via a third party (ie an accommodation website or travel agent etc) you may have a different cancellation policy which is outlined by the third party.
In the rare event that Buln Buln Cabins need to cancel a booking (ie. due to unexpected repairs, damages, etc.), any payments accepted from the booker will be refunded in full (back to the same credit card), and no further liability will be accepted by Buln Buln Cabins.
CHANGING YOUR BOOKING DATES – If, after confirming a booking you need to change your booking dates and if we can accommodate your request a $20 admin fee applies. This change would have to occur prior to two weeks before the date of your arrival for the original booking.
ARRIVAL AND DEPARTURE TIMES – New guests are welcome to arrive after 2.30pm, until 9pm. Arrivals after 9pm will be unable to check-in and will need to return the next morning (from 8am). Early arrivals will be asked to return after 2:30pm.
Departure time is no later than 10.00am. A $25 surcharge per half hour (or part thereof) will be applied automatically for late departures.
NO VISITING GUESTS – Sorry, Buln Buln Cabins is for paid guests only. No visitors allowed.
UNACCOUNTED FOR ADDITIONAL GUESTS – If more guests than agreed upon arrive (INCLUDING ADULTS, CHILDREN AND INFANTS/BABIES) your booking will be cancelled, without refund and entry denied to all people in your group. Furthermore, if during your stay more guests/visitors are in the accommodation or on the property, all persons (including all paid guests) will be asked to leave immediately. This will result in cancellation of your booking.
EXTRA CLEANING FEES – We maintain the cabins at a high level of order/cleanliness. We expect our guests to leave the property in a reasonable condition. If the cabins are left in an excessively dirty condition, additional cleaning fees will apply.
NO PETS – Buln Buln Cabins has a no pet’s policy. If you arrive with a pet you will be asked to house the pet elsewhere.
PRIVACY AND SECURITY – Buln Buln Cabins takes your privacy seriously. We collect personal information, for example your email address, where you have provided it. We will not share information about you with any other individual or business without your written permission unless the law says we must. If we hold your credit card details we store these securely and regularly destroy this information

WE RESERVE THE RIGHT TO CHANGE TERMS AND CONDITIONS AT ANY TIME, WITHOUT NOTICE.
